Monroe County's Suburban Market

Rochester's suburbs attract buyers for different reasons — school districts, space, commute times, and price points all factor in. Here's a practical breakdown of what to expect in the three most commonly targeted suburban markets.

Brighton

Brighton sits immediately south of the city and offers a mix of mid-century ranches, colonials, and newer construction. The school district is consistently ranked among the top in Monroe County.

Price range: $250K–$600K+ depending on size and condition

Competition level: High. Well-priced properties in Brighton move quickly.

What buyers need: Strong financing positioning. Multiple offers are common in the $300K–$450K range. A TRU Approval® is worth having before you start making offers.

Pittsford

Pittsford is one of Monroe County's most desirable suburbs — larger lots, strong school district, and a charming village center. It commands a price premium.

Price range: $350K–$1M+

Competition level: High in the $400K–$600K range; less competitive at higher price points

What buyers need: Jumbo financing for higher-end properties. Conventional financing for mid-range. Down payment and reserve requirements matter more at these price points.

Webster

Webster offers more inventory and more competitive pricing than Brighton or Pittsford, making it attractive for buyers who need more space or are working with tighter budgets.

Price range: $200K–$450K

Competition level: Moderate. More options available, but well-priced properties still move.

What buyers need: Standard conventional or FHA financing works well here. First-time buyers often find better options in Webster than in Brighton or Pittsford.

What All Three Markets Have in Common

Inventory is still below historical norms across all three suburbs. Buyers who are pre-approved and ready to move quickly have a real advantage over those who are still figuring out their financing.

The difference between a standard preapproval and a TRU Approval® matters most in competitive segments — which describes most of Brighton and Pittsford, and the better-priced properties in Webster.
